Whenever we go traveling or leave home for a short period of time, we want to make sure that it is as secure as possible. When it comes to home security, there are so many different things to consider, namely your budget, your location, and what you want to protect. But the reality of protecting your home and scaring off a thief is to make the house look difficult to penetrate. This is one of the best strategies, so let’s show you some of the best upgrades you can make to your home to keep it secure in a number of ways, and some of the best deterrents for potential thieves.

Providing the Right Level of Visibility
When you have your interiors on display for all to see, this is what will tempt burglars more than anything else. But it's important to make sure that every part of your home is well lit, not with regards to the interior, but the exterior! We have to remember that if our property has a number of nooks and crannies that can provide hiding spots for burglars this can provide an easy way for them to get into the property undetected. This is where having a number of lighting systems can help. You don't need to have spotlights on the property when the sun goes down, but having an abundance of light sensors, but also practical lighting can make a big difference. One of the additional benefits of having lighting is that it can make the property look more stylish. Companies like NightScenes Landscape Lighting Professionals provide a variety of security lighting that also makes the property look pretty, yet protected. The fewer hiding places there are for burglars, the better.

Make Your Home Striking
There are two schools of thought with regards to making your home more prominent in a street. Making your home look more attractive than others could send a clear signal to burglars that this is where the good stuff is hiding. But also, you need to think about the fact that your home's presence in the neighborhood can be stronger because this can help emergency personnel in a perilous situation. One of the little ways to make your home more striking is to have a highly visible and legible house number that should be visible in the dark. This is something that many local fire departments promote, and some local fire departments sell reflective house numbers for the public, as this makes finding the property easier in an emergency.

Protecting the Perimeter
The perimeter can be protected in a number of ways, including the aforementioned lights, but you can incorporate other things. Motion sensor lights work wonders but you should also think about erecting a fence. When a thief is eyeing up a potential property, you've got to make it more difficult for them. Fences are a very good deterrent because it's a signal that they have to cross a barrier to infiltrate the house, meaning that if they get in, and they have to get out they are up against a lot more. You can also make some changes to the exterior via the shrubs and trees. When you look after the property, this is another signal to the thief that the home is looked after. When a home is well cared for, it will appear that it is well protected. It's important to maintain the image of a home is well lived in.

Making Your Home Look Lived In
When you are away from the property, making your home look lived in is an excellent way to send that signal to burglars that you are at home or you could arrive home anytime soon. It's so important to be careful about leaving any signs that you are not there. Some of the most common examples are letting mail pile up, having flyers stuck in the letterbox, and your curtains shut. One of the best things to do in this instance is to have a neighbor or friend bringing the mail. Make sure that you do not leave the porch light on the entire time you are away from the property and do not leave any garbage on the curbside before it is picked up. Other approaches you can try include:

  • Putting the mail delivery on hold by applying at the post office or online.
  • Parking your car in the driveway if you are not taking it away.
  • Having friends or neighbors maintain the basic upkeep of the home, for example mowing the lawn, and opening and closing the curtains as well as other chores that provide tell-tale signs that you are not there.

Reinforcing Your Front Door
The most common entryway by burglars is, believe it or not, the front door. While getting through the window is more difficult and carrying the valuables back out is hard, this means that your door has to be secure, which means ensuring that the burglar cannot kick it in. When it comes to upgrading your door, the first thing you need to do is to upgrade the lock. Having high-quality locks is of the utmost importance, and it is very cheap. You don't require a locksmith to install them; secondly, you can reinforce your door by getting a strike plate, such as those provided by Direct Door Hardware. The strike plate is the piece of metal that melts the slides into the post of the door. If your strike plate is poor quality, the thief can kick the door in easily. Finally, think about upgrading your door. A solid door made from thick wood is a better option than a plastic door.

Have a Vigilant Mindset
Finally, one of the best ways to make sure that your home is secure, regardless of the emergency, is to have a more vigilant mindset. It sounds very simple, but making sure that your doors are locked is one of the best lines of protection. This is especially true if you have children or teenagers that leave the house regularly. Also, consider having a plan in place should there be an emergency. Very rarely do families have a plan, and this is one of the best approaches to make sure that everybody knows what to do in the event of an emergency.

Do you dream of traveling? COVID-19 put a stop to any sort of traveling for a good 18 months. Now airports and holiday destinations are reopening you can start ticking destinations off your bucket list. You may have plans to visit the top ten destinations in the world or want to visit a country on every continent.

Here are 4 ways to make traveling life easier for you.

Purchase A Property

If you are visiting the same destination over and over then it might be worthwhile buying a holiday home there for when you are visiting. This saves you spending money on a hotel every time, you can just buy the flights.

If you have a lust for going to the Bahamas regularly throughout the year for some Caribbean sun then take a look at Old Fort Bay Real Estate to see what properties are available for you to purchase.

Work Out How To Get Cheap Flights

If you know when you will be traveling then you can book flights way in advance for a much cheaper price. Flight schedules normally open a year in advance for you to book, so you could book all of your flights for the year at once.

To get cheaper flights it is better to book on a weekday and fly on a weekday. It is also best to avoid summer holidays if you don't want to pay prices that are extortionate, obviously, this can’t be avoided if you have children you are taking with you.

Another way to get cheaper flights is to book while the flight company has a sale on, this is a surefire way to get a cheaper deal. Be careful with added extras that you have to pay for, some companies will charge extra for luggage and choosing your seats.

Have A Travel Savings Pot

To gradually save money for holidays, why not start a savings pot. You can buy special ceramic pots that have messages on and the only way you can get money out is by smashing them. This is a great incentive to save money to see how much you can build up. You can choose to put any amount away each day or week.

Another option could be to automatically set up a transfer from your bank to a savings account each time your wages go in. This way you don't miss it and it will build up each time you get paid. When the time comes to see how much you have saved you will be pleasantly surprised how much is in your pot.

Plan Your Vacation Days From Work

If you are employed then you will need to double-check with your employer that you are allowed to take time off. You should be entitled to holiday leave in your workplace, you will need to put in writing to your employer what dates you want and then wait for them to okay it.

You should wait until your holiday has been okayed before booking something.

We hope this helps you understand how to make traveling easier, enjoy your holidays!

Bemis Kendall Lifestyle
With a few simple touches, it’s a breeze to refresh your bathroom! You don’t need to call in a contractor; instead, choose a theme and add a few simple items to give your bathroom a whole new feel.

When you include a Bemis enameled wood toilet seat, you can feel good about the purchase. Their seats are made in the USA using eco-friendly processes. Instead of cutting down trees, each year Bemis uses 70 million pounds of wood scrap from Wisconsin-based floor and window manufacturers. Using this kind of post-industrial waste to make seats can eliminate 800,000 tons of carbon dioxide from the environment.

Themes

Classical white can always be a good choice to match different styles. Here are some styles we suggest:

Nautical Style

Nautical style helps you merge the feeling of the ocean with your interior space. Fun and interesting nautical-style products change the plain look and add coolness to the bathroom.

Bemis Kendall® enameled wood toilet seat is a classic, white color, which is a perfect match for the nautical style and adds a fresh feel to your bathroom. It’s easy to install, with the STA-TITE seat fastening system that anchors the seat to the bowl and never loosens. The slow-close hinge eliminates slamming. The Bemis Kendall toilet seat is also adjustable, providing precise seat fit and quickly removable for easy cleaning.

Since it’s made of enameled wood with a superior, high-gloss finish, Kendall is durable. Bemis uses environmentally friendly water-based paints for the seat, which significantly reduce VOC emissions.
Picture
The bathroom wall is a great place to exhibit nautical style, and there is no need for a complicated design for your bathroom’s wall. Simple ocean-themed decorations bring the seaside feeling to your bathroom. Wall art, decor such as wooden plaques with shells or other ocean-related items, and nautical-themed wallpaper are all options for simple refresh ideas.

Moreover, decorative items can be both beautiful and functional. A wastebasket is always a necessary item. A nautical-themed wastebasket builds on style to your bathroom, while being a useful container for discarded items.

Antique-look nautical-style candle lantern and lighthouse-shaped candle holders are also good decorations and useful items to place your favorite scented candles.

Modern Style

Modern style focuses on functionality and embraces minimalist style. It can create charm with basic elements and lines, while allowing some sophisticated designs to create a more fancy feeling.

Bemis Benton® enameled wood toilet seat not only has the white color used the most in the modern style, but its matte black hinges add a modern feel to your bathroom. It is made of a sustainable process using wood scraps – no trees cut down to make the seat as mentioned previously.

It has the important and useful features: STA-TITE Seat Fastening System, never loosens, installs easily, slow close, and durability due to the enameled wood produced with superior high-gloss finish that resists chipping and scratching. The paint is environmentally friendly water-based.
Picture
Here are some ideas for modern style accessories that you can add to your bathroom. A 3-tier organizer can help with storing and organizing. Choose an organizer with an uncluttered design, which also makes it a good decoration for the bathroom.

The shower curtain is an important item – it prevents water from splashing to the floor and decorates your bathroom. You can choose a shower curtain that has geometric or clean lines, providing a nice, modern feel.

Also, a bathroom rack is practical to hold items like towels and clothes, keeping them clean and organized. Look for a rack that has a simple, elegant design and a wide shelf that allows for holding towels within reach.

Casual Style

Casual style can help your bathroom look comfortable and warm. The elements of causal style are soft curves and rectangular shapes. It can coordinate with other styles, too.

Bemis Lannon™ toilet seat installs easily, and its curved lines add a soft feel. Like the other two seats, it’s made with eco-friendly processes.

It is produced with eco-friendly process using wood scraps as are the other two products from Bemis. It has the same features as Benton: STA-TITE seat fastening system, never loosens, installs with ease, slow close, and durability. Moreover, its adjustability allows for a precise seat fit. The paint is also water-based. Furthermore, it is a great price point to change the feel of your bathroom.
Picture
In addition, bath towels and bathroom rugs in neutral or light colors (beige, light gray, creamy, etc.) and made of natural fiber like cotton or wovens are good options for casual style items.

Tips for Cleaning the Toilet Seat

Bemis provides tips for cleaning the toilet seat on their website. The following information is a summary of their tips:

Only use mild, soapy water with a soft cloth or sponge. Do not let aerosol products and cosmetics, as well as chemicals like bleach, come in contact with the toilet seat, which will cause damage. These tips can be applied to all of the Bemis products. Bemis also includes its phone number in the cleaning tip in case any assistance is needed.

Buying Bemis enameled wood toilet seats, buying green, and changing the look of your bathroom are all part of a great way to refresh your bathroom!

The first-time homebuyer is in a tricky situation. They are often inexperienced and need to navigate the complicated process of purchasing property without much guidance. This can be intimidating for some people. Fortunately, there are many resources available to those looking to purchase their first home! In this article, we will outline six tips that should help any beginner make the right decision when it comes time to buy their very own house.

1 Ensure you can afford the property
This is one of the most essential steps for any first-time homebuyer. You can find a pre-approval from your bank or credit union to ensure you will be able to purchase that property! By knowing how much money you have available in order to make an offer, it helps keep things clear and concise.

2 Get a Pre-qualification from your bank
The bank will provide you with a letter certifying that the mortgage loan can be used for your purchase. This pre-qualification helps alleviate some of the pressure on yourself and can help make it easier when meeting with representatives from different banks or lenders!

3 Explore Various Mortgage Options
Before you make a decision, it's best to explore all of your options. There are conventional loans available for those with good credit scores and can meet the requirements needed through their bank or lender! Finding out what works for you is key when deciding on buying that first property! Before even looking for a property, you should have already saved up enough money for the down payment!

4 Use the best real estate agents
You want to work with the best! Find a real estate agent who has experience working with first-time homebuyers and can assist you during this process. They will be able to help navigate all of those confusing steps involved when buying your first home! They're also experienced in all methods, mortgage options, negotiations, property values, and much more.

5 Choose an Experienced Attorney

One of the most common mistakes for first-time homebuyers is not having an attorney. An experienced real estate lawyer will be able to help you navigate all these complicated steps and any questions that come up along the way! They'll also be available to answer any legal concerns or issues during your purchase process, which can always happen when working with a big company like banks or lenders!

6 Choose the right neighborhood for you
Choosing the right neighborhood for you is a big decision! Find someone who can help guide and assist with this process. There are many websites available to find listings of communities and information on area schools, commute times, and more! Choosing an experienced real estate agent will also be able to provide guidance during this stage in your home buying journey.

Choose The Best Schools For Your Children; This one differs depending on what city or country you're looking at purchasing property in. But there's no doubt that choosing a school district is essential when it comes time to make that final purchase decision!

Researching different areas into which you might want to buy property helps alleviate some pressure from any potential first-time buyer!

Imagine if your home could think and make decisions for itself? It sounds futuristic, but it is fast becoming a reality. Brands are imbuing everyday household items with brains, giving them the ability to operate independently of you.

For homeowners, this is a blessing. Managing a home is a lot of work. But it’s more than just labor-saving. Giving household items the ability to think improves your quality of life in ways that you would never expect.

How exactly? Let’s find out.

Noise-Cancelling Kennels

The holidays can be a traumatic time for your pooch. The sound of fireworks exploding can be confusing and alarming. It’s out of the ordinary.

But now, homeowners might have a solution: the noise-cancelling kennel.

Noise-cancelling kennels rely on the same technology that car manufacturers use to prevent engine sounds. They use layers of material that reflect incoming sounds, giving your pooch somewhere it can go to escape the noise.

Kettles That Boil As You Pour Them
Picture

Imagine being able to pick up your kettle in the morning and for it to instantly heat the cold water you left in it overnight. Impossible, right?

Well, not so fast. A company called Heatworks says that it has come up with a solution using a graphite heating element. The device allows water to percolate through multiple steps before finally emerging boiling hot at the spout. And there’s no delay - it happens immediately.

Automatic Toilets

Most toilets operate mechanically. But this puts users at risk. You have to physically interface with a button or handle, allowing germs to spread.

Automatic toilets, such as the Trone smart toilet, deal with this problem. They flush automatically when you leave them room. They also automatically operate the lid, apply deodorizing technology and will even warm the seat for you on cold days. Some models also come with UV lights that sterilize the seat every time a person uses it.

A Fridge That Orders Milk For You

Imagine if your fridge knew what it needed to remain fully stocked and ordered groceries on your behalf? It would be a miracle, right? Unbelievably, this technology actually exists and people are using it right now. Brands are fitting their refrigerators with cameras and image recognition technology that allows them to work out what stock they have and what they need to order. Then it’s just a matter of connecting them to the internet and getting them to order for you on your behalf.

Automatic Baby Soothers
Unsplash - CC0 License

Most parents have baby monitoring devices that they can use to keep an eye on their little ones while they sleep. But imagine if that same device could do your job for you?

Well, now companies are making products that can do just that. These surrogate “moms” can do things like turn on the night light, play lullabies and alert you if your child starts moving via a motion sensor. The idea is to allow the baby soother to try machine-based interventions to calm your baby, negating the need for you to get out of bed in the night,

Order Coffee From Bed

You can order coffees delivered to your home from meal delivery services. But imagine being about to tell your kitchen kettle that you’d like a coffee from your comfy bed?

Well, again, the impossible is now real in this crazy world of ours. Brands are making Alexa-connected kettles that you can heat up on command. So you just tell Alexa to boil the water for your coffee from bed and it’s ready for you by the time you get down to the kitchen.

Custom Scent Kit

If you want your home to smell different from everyone else’s, then a smart scent kit can help. These somewhat strange devices contain slots for multiple scent cartridges that you can mix and match. You can then use a companion app to determine the level of each ingredient in the box, picking the scents you would like to be strong, and which you would like to keep weak or in the background.

Burglar-Deterring Lighting

If burglars see that the lights in your home are on, they will often just move onto their next target. But creating lighting patterns that can trick them is difficult. If they notice that you’ve just left the porch light on to simulate being in, they might try their luck.

Smart burglar-deterrent lighting simulates a busy active household. It turns lights on and off to mimic people moving from room to room. And it doesn’t work on a timer, so there isn’t any way of identifying a predictable pattern.

If you are looking for a safe place to live, then you must take the time to check for all of the building safety amenities before signing your lease. This blog will go through some must-haves so that you can make sure your new home has everything needed to keep you and your family safe.

Builder Maintenance

One of the first things you should look for is a reasonable amount of regular and routine building maintenance. If it has been documented that there are regularly scheduled maintenance updates, this means that your apartment will be kept up to code with safety standards more often than not.

This includes painting (interior and exterior) and a roof anchor to prevent falling accidents which you can outsource from Shine On Anchors for the best in the market. If you are not satisfied with the contractor in charge of these updates, you should look for another building manager because if there is an emergency that needs fixing right away, this could lead to a safety hazard.

For example, fire extinguisher changes or window repairs may need to be done, if not, this will make your unit unsafe for you and your family.

Intruder Alarms

Another building safety amenity is an intruder alarm. This will provide the unit with protection from any potential burglary or theft, typically in public areas of your home like hallways and common spaces, so that you can feel safe when returning to your apartment after work or school.

Fire Alarms

An additional must-have for a safe living space is a fire alarm. This will alert occupants of the building if there is an emergency, such as smoke or flames, in your unit so that you can evacuate quickly and safely without any harm coming to you.

CCTV

Another safety amenity that is a must-have for any building is CCTV. This will give you peace of mind knowing that an incident would get documented if it ever happened. This information can help the police find who committed the crime or identify what caused the emergency in your apartment.

Access Control

When it comes to building safety, an access control system is a must. This will allow only those who have the key or code to enter your unit and prevent entry to any unannounced guests that could potentially cause you harm.

Extinguishers and First Aid Kits

Along with the other building safety amenities, you must have fire extinguishers and first aid kits in your home. This way, if there is a minor accident or injury to one of your family members, they will react accordingly because these items are crucial for any household.

Sprinklers

Another must-have in your new building is sprinklers. This will help to put out any potential fires that may start because of an electrical or natural disaster, such as a tree falling on the power line and its short-circuiting, which could lead to small flames starting up in some areas of your apartment.

Emergency Exits

Lastly, any building should have emergency exits safely labeled and displayed for all occupants to know where they need to head if there was an earthquake or another natural disaster.

In conclusion, you must take the time to look for all of these building safety amenities before signing your lease so that when you move in, you will feel safe and secure.

Pool time! It’s summer and it’s sure been warming up (at least, here in LA!) - so why not think about soaking up a little pool time!? Actually, the only pool time I’ve had recently is researching pools. A long time client recently asked me to help with some selections for her pool renovation. I took to Pinterest to research concepts before diving (pun) into the actual selections + materials. Check them out at the bottom of this post!

If you have a rental property but you don’t yet have any tenants, rectifying that issue is probably one of your top priorities. Really selling your home to renters and making them want to move in sooner rather than later is a tough task. With so many other rental properties that you’re competing against, it makes sense to take the time and effort to present your property well and carefully. Here are some ideas for how to do that.

Tailor Your Messaging to Your Target Demographic

First of all, you should take some time to think about who you’re actually trying to sell to. You need to know who makes up your target demographic and why they might be interested in renting the property that you own. When you know which demographic you’re targeting, you can start to tailor your message to their specific needs and preferences.

Promote it on Social Media

These days, many people find their next home, whether renting or buying it, on social media platforms. So be sure to advertise and promote yours on these platforms too. Targeting tools on platforms like Facebook are very good, so you can make sure that your ads only end up on the feeds of the people who are most likely to be interested.

Use Word of Mouth

It’s also a good idea to use word of mouth. If you’re a local person looking to rent a property in that same local area, there are probably lots of people you can talk to about it. Ask around, see if anyone knows anyone else who’s looking for a place to rent. You’d be surprised at how successful this kind of strategy can be when you really work at it.

Have a Professional Real Estate Video Made

Great photos are really important when you’re looking to show tenants what’s on offer. But what’s even better is video. If you can create a killer real estate video that people are going to love, you’ll find it much easier to find tenants. It’ll get across what your property really has to offer far better than photos alone could. So find a company that offers real estate video services, and make the most of them.

Sell the Community, Not Just the Property

It’s a good idea to sell not only the property but also the community around it. When someone chooses a home to rent, they don’t only care about the home itself. They also care about the location, the local community and the things they’ll be experiencing every day when they live there. So try to present these as part of the package and make the community a desirable asset in its own right.

Now that you understand a bit more about the process of appealing to prospective renters, it’s up to you to start putting these ideas into action. If you get it right, it shouldn’t be too long before you’ve got tenants beating down your door wanting to rent your property.

Storm season is among us and we are at the mercy of mother nature. Well, not quite. Our homes are tough and yet they are vulnerable. They kind of share the same condition we humans do in that we can endure much, but we’re still vulnerable at times. When a storm is brewing, it can feel as if you just have to hope and pray that all will go well. You don’t have to rely on fate to help you out, you can just take some simple proactive steps to protect your home. It's easy to get started and here’s how.

Trim your garden

Storm force winds are incredibly strong. Many of us just do not realize how powerful they are. Winds that are over 100mph are deadly. To protect your windows and your loved ones in the event of a storm, trim your garden trees, plants and bushes. You should also rake your garden for stones and take them out of the soil. Trimming tree branches can avoid wood landing on you, your car, your home and your pets.

Install storm shutters

Broken glass becomes more than just a hazard during a storm. It can be deadly if it falls on someone and it can be painful if you step on it. Not to mention, if you are cut by glass and you’re wading through dirty flood water, your open wound can become infected. So the first thing you may want to do is to install some storm shutters on the outside of your windows. These hatches can be shut from the inside if you have a latch or rope attached to them. Make sure that the latch is made out of steel and not iron.

Standby power

A simple diesel power generator stored away in your shed or loft, could be a godsend when you have suffered a bad storm. Your power might be out for a few days, and cooking and heating will become the two most sorely-missed things. A small power generator running on diesel can last for up to 20-30 hours. It can help you to stay warm, boil water to cook food and also, help you to charge and use your electronics. Some semblance of normal life can be restored and it can really boost your confidence.

Repair mindset

No matter how hard you prepare, sometimes mother nature just wins. So always have the contact details of a restoration company on your phone. They will restore flood, fire and storm damage. This can help with repairing walls, broken windows, wet carpets, broken slabs and wiring in the home. You should also devise a plan for how you will repair your home, such as clearing debris from outside the home first, clearing the lower flower and repairing the vital needs such as central heating, boilers, oven, etc.

Mother nature doesn’t take any prisoners, including your home. These are just some of the ways you can protect your home during a storm, which one do you think is the most effective.

If you decide to opt down the property route as a source of income you will need to be organized, attentive, willing to take calls and provide assistance to your tenants if you truly want to be a good landlord. Below are some examples of what you can do to facilitate the idea that you are an efficient landlord.

Provide a Warm Welcome

If your tenants are new to the area it will help them settle in if you put together a folder of information which demonstrates where all the local amenities are so that they are aware of the nearest shops, gas station, and transportation links. You could also provide some toiletries, cleaning products and basic groceries for moving in day in case they do not have these basic items when they first move in. This will also create a good impression on your behalf that you are attentive and would like the property to remain clean.

Keep The Property In Good Condition

Ensuring that all the kitchen and bathroom facilities are all up to date and working well as well as repainting the walls will keep the property in good condition. This will help to attract more prospective tenants who will be willing to move in and pay rent, which will certainly encourage business.

Be Organized With Paperwork

It is good practise to make a copy of the contracts that you and your tenant have signed, both digitally and on paper should you need to refer back to this at any point, after they have moved into the property. You are also likely to have more than one property to manage so you will want to ensure that you keep your paperwork all organized
Pexels Image

Be Attentive

You will need to be attentive and be able to answer calls or queries should your tenants need emergency assistance such as a burst pipe or the boiler breaking down. This will help to maintain a good working relationship with your tenants if you are able to resolve any structural issues with the property and they will be more likely to pay their share of the rent and look after your home well.

Create a Business Relationship With Your Tenants

Though it is important to be a welcoming and helpful landlord, you also want to maintain a professional working relationship with your tenants and not become too friendly with them. This might lead to problems with them paying their rent on time if they do not regard the contract they signed as a business transaction. You can also use the services of a property management company when you need assistance to ensure your tenants do pay accordingly each month due to your busy schedule.
